Do I need to obtain a building consent for my renovation?
Any work that affects the structure or weathertightness of a building will need a building consent. For example, removing load-bearing walls, demolition of a structure, any addition or alteration to your house, changing the cladding, decks higher than 1.5m off the ground, adding a swimming pool, or changing a bathroom layout/plumbing, etc.
There is Schedule 1 of the Building Act, however. This allows us to complete certain ‘low-risk’ work without a building consent. It is important to note that this still has to meet the building code and should be done by a suitably qualified tradesperson.
Once we sign the contract, can we still make changes to the plans or design?
Once you have signed the contract you have engaged us to build/complete your renovation. But this doesn’t mean that you can’t still make minor changes to design or finishes.
Major changes to structure or weathertightness might mean an amendment to your plans, but minor changes, such as window sizes or bathroom layout, can be carried out by council and our foreman on-site during the project.
What is a Code of Compliance Certificate?
A Code of Compliance Certificate (CCC) is the certificate issued by the local council at the end of your project once they are satisfied that all the work done has been completed and meets the requirements of the building code. This is applied for after your final inspection and once all the associated paperwork from subcontractors and suppliers has been submitted.
In some cases, this is needed to be supplied to your bank to show them that all renovation work has been completed and to your insurance company. Hang on to this document as it is very important and can heavily impact the sale of your house if not obtained. Luckily for you, when you work with us, we do all that for you!
When should we engage or find our builder?
The earlier you engage your builder the better. A good builder who can give you an estimated price off concepts can potentially save you a lot of money! And a good relationship between architect, client, and builder will make the project progress smoothly.
However, most builders are also happy to jump in once consent has been obtained and progress from there. If you feel comfortable going through that process alone, then jump right in. Otherwise, do your research and find a reputable builder to assist you through the consent process.
Do you offer design and build packages?
Yes, we do. We work alongside some very talented architects and designers who assist us in getting these projects across the line successfully. After our initial meeting discussing the ideas you have for your project, we get our architects out for a site meeting. We act as an intermediary between architect and client. Simplifying the lingo, explaining the design, and providing guidance towards budget and timelines so we make sure we get the best outcome for your budget.
How long will my renovation take?
Each project is completely different. If it’s a small bathroom renovation, or a new kitchen, it could be a matter of weeks. For some of the larger projects, it could be 8, 10, or even 12 months. However, before we start your project, we will walk you through how long we expect each stage to take and what’s going to happen when. We will also be in regular contact so you will always know the schedule and how long until you get your dream house back.
